About the Covenants:

In the 1860s a local solicitor, Robert Dolphin, bought land in this area, divided it into plots, applied restrictive covenants and then resold the plots for residential development.

The principal clause of the covenants was that each plot should have at least one quarter of an acre and no more than two attached houses could be built together.

He also gave the land on which the adjacent church of St Stephen’s now stands as well as a significant contribution towards its building costs.

An attempt to breach the covenants in 1911 gave rise to the formation of the Association.

Today the Association continues to uphold the terms of the covenants and aims to ensure the requirements of the Conservation Area Status, granted in 2009, are observed.
